Home Asset Management Plan

Objectives of the Home Asset Management Plan:
- PROVIDE you with a knowledgeable, reliable partner for maintaining and enhancing the value of your home.
- ASSIST you in developing a vision of how you would like your home to be. Dancraft will also produce a comprehensive plan with cost breakdown and a schedule for realizing your wishes.
- ELMINATE the headaches and stresses associated with selecting specialized trade contractors, scheduling work, finding reliable workers for all maintenance, repair and remodeling projects, while keeping you involved in the planning process.
- FREE you up to be away for days, weeks or months without the worry and headache that your property is well maintained.
- ENHANCE the value of your home when you decide to put it on the market; just like a complete set of maintenance records for your car shows the potential buyer that it has been well maintained – a potential buyer will certainly be impressed with such good records as HAMP provides. With your permission, the potential buyer can even discuss with us any concerns they may have so we can make them feel comfortable about their purchase decision.
Your Home Life Plan will cover three basic components:
- MAINTENANCE: recurring routine inspections and servicing of such equipment as furnaces, alarm systems and water treatment systems. It may include performing such tasks as cleaning chimneys, cleaning gutters, lawn care or snow removal, power washing decks, cleaning stains off of roofs and exterior painting or staining touch up. It may be replacing light bulbs or even arranging for package deliveries.
- REPAIRS: small non-recurring maintenance projects such as replacing a window damaged by wood rot, repair a door, caulk a bathtub, and replace a faucet. We can repair or completely replace your roofing, siding, windows or any exterior home item.
- REMODELING/ADDITIONS: We can design and remodel any aspect of your home, from replacing all the doors and woodwork to a partial tune up or completely replace your kitchen and bath. We can even create an outdoor space for you. And yes, we can add a room addition or sun porch, a new garage or guest cottage.
With the Home Asset Management Program, you will receive a Home Life Plan Binder that includes 8 sections:
- INTRODUCTION – The Home Life Plan
- CLIENT INFORMATION – Information on the home and the clients
- OBSERVATIONS AND RECCOMENDATIONS – After reviewing the property, we will put together a list of observations, recommendations with estimated cost and contracts for the care and improvement of the property.
- Photos – This section will include photographs of recommended maintenance and repairs items.
- PLAN: ACTUAL - This is the project schedule for the agreed upon work
- CONTRACTS - This section includes all proposals/executed contracts for the work to be performed
- INVENTORY – This inventory is based on information needed to complete the work scheduled for the first year. The remaining date will all be collected during future visits.
- COMMUNICATIONS – All homeowner communication is filed in this section
Each year, and more frequently if necessary, we will meet with you to review the plan and make any necessary modifications. At the completion of these annual meetings, a revised multi-year plan will be developed. The first year will be a specific action plan of prioritized work for the next twelve months. As far as possible, the same trades people will be involved in all of your routine repairs so that you will get to know them and develop the same confidence in them that we have.
